How deep should fence posts be set?

Below the frost line. In central Illinois that is roughly three feet, and the building department for your address can give the official footing depth. A common rule is also to bury about a third of the post. Gate posts, corner posts and posts on windy, open lots go deeper and get more concrete.

Should posts be set in concrete, gravel or foam?

Concrete for gates, corners and solid fence that catches wind. In our slow-draining soil, some gravel at the bottom of the hole keeps the post end out of standing water. Gravel alone can work for line posts on open fence in wet ground. Foam sets fast but is not what we would trust under a gate or a 6-foot privacy panel in prairie wind.

How long should I wait before staining a new wood fence?

Until the wood has dried out. For pressure-treated pine that can be several weeks to a few months, depending on the weather. Sprinkle water on a board. If it soaks in, the wood is ready. If it beads up, wait longer.

How much does it cost to stain or seal a fence?

We do not have one figure for it. The price depends on footage, height, both sides or one, and the state of the wood. Ask for it as a separate line on your estimate.

Can I use deck screws to fix loose pickets?

Yes, if they are exterior coated or stainless. Plain screws rust and stain the boards. Use stainless on cedar, since other metals leave dark marks around the head.

Can a faded vinyl fence be painted?

It can, using paint made for vinyl, but then it needs repainting from time to time. Keep to a color close to the original, because dark colors absorb heat and can distort the panel. Wash it first. Dust from the fields and green algae on the shaded side often look like fading.

I want a double gate for an RV or trailer but my posts are weak. Reinforce or rebuild?

Rebuild the gate posts. A wide double gate puts a heavy, constant load on two posts, and ordinary line posts were never meant for that. We set larger posts deeper in concrete and rebuild the fence panel on either side.

Does a new fence raise my property taxes?

That is the assessor's decision. Compared with the house and the land, a fence is a minor item.
